Semel

Our office managed and oversaw all procedures for the approval of the Semel program (TA/2988),
a comprehensive plan encompassing a 45-dunam area in the heart of Tel Aviv-Jaffa, bordered by Ibn-Gabirol, Arlozorov, Jabotinsky, and Ben-Serok streets, famously known as the “Semel Complex.”
Under this plan, approximately a thousand residential units and commercial spaces were authorized for construction in Tel Aviv’s city center.

Our office, representing a consortium of private owners and companies including Africa Israel Residential Ltd., who spearheads the project, diligently coordinated, and navigated all necessary procedures for the plan’s approval, along with a detailed plan essential for executing construction rights within the complex. Throughout, our office guided and continues to support the project’s development on behalf of the complex’s rights holders. We expertly managed the planning process with relevant institutions (local and district committees, appeal boards, and courts), even facilitating the removal of trespassers from the site.

Following the plan’s endorsement, we persist in driving the project’s realization, including representing rights holders in allocation procedures, overseeing permit issuance, crafting sales agreements with apartment buyers, and orchestrating contracts with commercial entities seeking spaces within the complex.

Achziv

The “Achziv – Living the Sea” project stands out as a distinctive development situated in Nahariya’s northwest, adjacent to the beach and Achziv Reserve. Spearheaded by real estate entrepreneurs Electra Investments Ltd. and Z.M.H Hammerman ltd., the project is currently underway, encompassing approximately 745 residential units.

Notably, our office recently represented these companies in an additional transaction, resulting in agreements for the construction of another 300 units within the complex.

Our firm provides comprehensive support throughout the project’s lifecycle. This includes negotiating agreements with land rights owners, navigating appeals committees and legal procedures to secure building permits, guiding planning processes, drafting agreements with property buyers, coordinating financial backing, and overseeing the condominium registration upon completion.

Efal Park Project in Kfar Azar

We represent Electra Investments, the owner of the project’s rights, which includes 496 units across 8 lots in Kfar Azar.

This unique project features detached houses and housing units within a condominium complex.

Initiated on the project’s land, the plan falls under the Preferred Housing Program/1023, located to the north of Derech 461, south of “Sheba” Hospital Tel Hashomer, and west of Derech Mota Gor.

We oversee all planning procedures, banking procedures, sales agreements, and registrations related to the project.

Yehud

Yehud Project Update: Electra Investments, represented by our firm, has successfully secured a tender from the Israel Land Authority. The tender pertains to the development of a residential project within commercial zones, specifically Lot 4003 in Preferred Housing Program 1041.

The project encompasses three buildings and 204 units, located in the Gadot neighborhood of Gani Yehuda.

Our firm is overseeing all aspects of project planning, marketing, agreement drafting, and providing comprehensive support until project completion.

The “Umami” Project in Kiryat Ono

Our firm represented the owner of approximately 100 dunams of land adjacent to Kfar Azar. We navigated the process of rezoning the land and securing approval for an urban building plan. This plan encompasses approximately 750 apartment units as well as extensive commercial and employment spaces.

Presently, we are actively managing the Carasso company’s project, involving the construction of six residential towers. We are overseeing all project facets, including buyer sales agreements, bank collaboration, improvement charges, and all other necessary aspects.

Givat Shmuel Residential Projects

Our office represents the Armonot Chen and Koperli companies in residential tower projects in Givat Shmuel, comprising hundreds of units.

The process begins with land acquisition, entails negotiation of combination agreements, navigating planning procedures, securing financial backing, overseeing construction, and finalizing sales agreements with buyers. Our representation extends until condominium registration.

Additionally, we represent Electra in constructing residential buildings in Givat Shmuel. This involves procuring rights from the Israel Land Authority, facilitating partnership liquidation for successful rights acquisition, advancing urban building schemes, managing combination agreements, purchase procedures, building permit issuance, and apartment sales within the project.

Northwest Tel Aviv Project

Our office oversees a 5-dunam complex located on Einstein Street in Tel Aviv. We oversee the entire planning approval process, the allocation of double rights, and contracting with companies such as Chen, Itay Gindi, and Shbiro to facilitate land development. The project encompasses approximately 212 residential units and a significant commercial space.

Bat Yam Projects

Our office is currently engaged in overseeing multiple projects in the vicinity of the sea park area. These projects include ventures by companies such as Electra, Chen and Itay Gindi, as well as initiatives led by self-build owner groups.

Rishon Lezion Projects

Our office is actively engaged in several projects within the city of Rishon Lezion. This includes collaborating with Kiryat Rishon from the Meorot Assets Company, as well as representing property owners in a intricate transaction that integrates assisted housing with the Shponder company. The objective is to establish assisted housing near the beach in Rishon Lezion.

Furthermore, we are also involved in a variety of ventures within the 1000 complex in Rishon Lezion. This development is undertaken by multiple entrepreneurs including Prashkovsky, Meitar, and Electra, among others.

Herzliya Residential Projects

Our firm represents Chen and Itay Gindi in the construction of two 12-story residential buildings adjacent to the Interdisciplinary Center in Green Herzliya.

Our comprehensive services have included purchase agreements, consolidation agreements, providing planning and financial support, and facilitating apartment sales.
